What is a
CMA?
A comparative market analysis (CMA)
is an evaluation of a home’s value based
on similar, recently sold homes (called
comparables ) in the same neighborhood. A
comparative market analysis is not the same
as an appraisal , which is performed by a
licensed appraiser. A CMA is prepared by
a real estate agent. A comparative market
analysis is an examination of the prices at
which similar properties in the same area
recently sold. Real estate agents perform
a comparative market analysis for their
clients to help them determine a price to
list when selling a home or a price to offer
when buying a home.
It is a good idea to periodically know the
value of your home- even if you are not selling.
A quick call to your local, knowledgeable
agent is all you need to do. Your agent can
then prepare a market analysis based on the
most recent comps in the neighborhood that
have similar bedrooms, baths and square
footage. Location, lot size, and condition of
property also carry weight when determining
the price. The old cliche is true that “location,
location, location” is a very important
element of a CMA. This is a task that agents
prepare for potential clients, buyers, sellers,
neighbors or anyone free of charge.
