Two of the buildings will be leased and feature retail/ restaurant uses with a gastropub, Italian eatery and sandwich/salad/soup establishment already in final negotiations and slated for late 2015 openings. “The progress has been phenomenal,” Tarnofsky said of the overall project. “Typically, it takes 12-18 months from the core building completion to sell out. We will have already closed escrow on three separate land parcels and we haven’t even finished the buildings. By the end of 2015, we’ll already be sold out with most of the product.” Tarnofsky added that the ramped-up construction schedule allows passersby to view significant changes on a weekly basis. “Prospective users now see the product and the lightbulb goes off immediately,” he said. While Tarnofsky can’t divulge the names of most of the tenants until escrows officially close (other than Mar Ventures itself, which will move over from its current location at The Edge), he noted that the first company will be ready to go by the end of June. “We’re essentially selling building shells, so whoever is buying needs to put in mechanical systems and interior improvements,” Tarnofsky said. “Depending on the user, some have reached out for our assistance and we’re handling the process for their build-out for them.” The future arrivals will represent industries such as gaming software, digital production, biotech, logistics, accounting, and investment management, among other categories. Meanwhile the Los Angeles Lakers (5.6 acres) just closed escrow to purchase one of the aforementioned land parcels (5.6 acres) to build new headquarter facilities, while EVA Air has already purchased 2.6 acres for its own move to elevon. A software company to be announced in the coming months will take the third parcel. Mar Ventures’ successful The Edge project located just north of elevon as part of the original 46.5-acre Campus El Segundo provided the impetus for the two developers to forge onward. “We thought the next generation of that project type was possible,” Tarnofksy said. “The Edge was more of a traditional Orange County type of office project. What we have with elevon doesn’t exist in this marketplace or anywhere else of such scale in Southern California. In nearly all other Southern California markets, you have reuse of existing buildings, most of which are old industrial units—properties with limited parking, inadequate/older buildings systems, and minimal onsite or nearby amenities. These are all critical elements in attracting and retaining today’s top talent.” Tarnofsky noted that with elevon and other projects along Rosecrans (the most recent announcement being True Religion relocating its headquarters to that block), Grand Avenue and elsewhere in town, El Segundo has become a legitimate creative space users market. The elevon site amenities include features such as garden rooms and outdoor offices, a fire pavilion on the lawn’s west end anchored with a 16-foot-tall double-sided fireplace, bocce ball court, open grass areas that are also petfriendly, a mobile carwash, bike racks, electric vehicle charging stations, an outdoor television, and outdoor Wi-Fi. The indoor/outdoor vibe caters to today’s creative office types, Tarnofsky pointed out. “This will be an activity hub and gathering spot for both tenants and the community,” he said. “With all the outdoor space and ample parking, it will be ideal to hold events here in association with the restaurants or have concerts on the green.” Even with elevon’s imminent completion, the Mar Ventures/CDC partnership won’t be done by a longshot. “We’re looking at another site for a variant of elevon,” he said, though he was not at liberty to say where just yet. “We also still control the land between The Point [the new complex south of Plaza El Segundo opening this summer] and P.F. Chang’s where we plan to eventually develop another retail phase.
