Listing and Selling Your Home
Selling a home requires preparation, patience,
and in many cases, putting in a bit of
sweat equity. It is important to remember that
although you may have countless memories
from the enjoyment of your home, you must
see it as a financial asset. Allowing emotion
to impede good business decisions can cost
you thousands of dollars.
Real Estate Agency
The job of real estate agents is a fiduciary
one. They should protect your best interests
throughout each step of the complicated sales
process. Your agent should listen to your
needs and understand the local market. They
should be experts in marketing, negotiation,
real estate forms, and finance options. They
should also be savvy with technology and how
it can enhance the marketing of your home.
Pricing
Determining the right price is without a
doubt the most important consideration for
achieving the highest financial return in the
shortest amount of time. There are numerous
factors that determine a property’s market
value, such as: the sales price of comparable
homes that have recently sold, the listing
price of similar properties that are currently
on the market, and the condition and location
of the property. Your agent should conduct
a detailed market analysis in order to price
your home correctly. A market value is
different than an appraised value. Also, be
wary of websites that offer “quick evaluations”
of your home. They often do not take
into consideration the numerous factors an
experienced agent can offer.
Preparation
You only get one first impression when
selling a home, so before the sign goes in
the front lawn, put in the time to make sure
it’s in ship shape. New paint, orderly closets,
and freshly cut flowers – there are several
things you can do to make even the most
humble of abodes look swanky. One of the
jobs of your agent is to walk you through
all of the strategies in which can help boost
the value of your home.
Marketing The Home
Creating a plan to market your home will
help attract the interest of the right buyers.
Today, almost all homebuyers use the internet
in their home search, so your marketing plan
should include focused online activities, in

addition to print advertising and open houses.
Showings
Showings are an inconvenient, yet integral
part of the home selling process. When your
home is on the market it has the potential to
be shown at any time, so it’s important to
maintain a certain level of cleanliness; clear
dishes from the sink, make beds, put away
dirty laundry, and vacuum and dust regularly.
It’s also a good idea to declutter. This will
allow potential buyers to visualize how they
could make the home their own.
Purchase Agreement
Once an offer on a property has been
made by a buyer and accepted by the seller,
they enter into a legal contract known as the
Purchase Agreement. This is a document that
outlines the specific terms and conditions
of the transaction, and is acknowledged by
both parties.
Negotiations
Whether you’re a buyer or a seller, negotiation
is the key to getting the best deal.
Negotiations can involve everything from
settling on a sales price to repair concessions
and financing terms.
Escrow
Once the offer is accepted and a closing
date agreed upon, escrow allows the buyer
and the seller to have a neutral third party
ensure all components of the contact are
completed. Your agent will oversee that all
necessary forms are correctly filled out and
sent to the escrow company. They also monitor
the escrow process until the transaction
is complete.
Closing
At closing, all the paperwork is signed
by the buyer and seller, and the documents
are officially stamped and recorded. Prior to
closing, you’ll receive a settlement statement
outlining any fees which may apply to you.
Be sure to consult your tax professional to
see how your proceeds will affect you come
tax time.
With an organized, detailed plan, the listing
and selling of your home can be a lucrative
and enjoyable experience, especially in vigorous
markets such as ours.
