The project is expected to be completed before that, according to a report. Investment firm Westport Capital Partners recently sold the land and five partially-complete office buildings at 400 Duley Road, which sits just off of East Mariposa Avenue between North Douglas Street and North Nash Street for $25.3 million to a buyer represented by Culver City attorney Charles Kenworthy, according to a report. The project, which is in the Urban Mixed Use North Zone, was designed to produce 73,360 square feet of office space. The $23.5 million price tag puts its purchase at $345 per square foot. At the planning commission meeting Thursday, city staff also noted an upcoming workshop meeting on the Smoky Hollow District. On Thursday, Nov. 3 from 5 to 7 p.m. in City Hall Council Chambers, community members will have the opportunity to learn more about the city’s historical area during a Smoky Hollow Specific Plan Update. Dubbed “Community Workshop #2,” the meeting gives members of the public, including residents and business owners, a chance to hear more about what is being done with defining the district’s future land use, parking, and circulation improvements. City staff told the commission that the first workshop produced “a lot of great feedback” that had been applied, resulting in drafted materials and concepts the public will be shown at the meeting. As with the first workshop meeting, those in attendance will be able to vote anonymously via clicker on the various options they will be shown. In May of 2012, the Urban Land Institute prepared a Technical Assistance Panel Program report about the district, calling it “an unusual place, even within its unusual setting of El Segundo, California. It is bordered on the south by the Chevron oil refinery, on the west by the Downtown Corridor, on the north by mixed-density residential uses and on the east by the Sepulveda Boulevard stretch of Pacific Coast Highway. Several decades past, this area was the setting for smaller industrial uses ancillary to the nearby aerospace and refinery industries. Defined by these borders and these uses, the district has remained somewhat frozen in time. The area’s specific plan has not been comprehensively updated since it was adopted in 1985. This has prevented development standards to evolve with market forces. In fact, Smoky Hollow has grown away from the original uses envisioned by the plan: Today, very few businesses serving aerospace and refinery remain, especially as the aerospace industry has declined. Among the new uses that have moved into the area, the ‘creative’ businesses – advertising agencies and architecture firms, for example – are attracted despite existing development standards, not because of it. And yet, these are precisely the types of enterprises, along with a variety of other uses, that may allow Smoky Hollow to profitably keep pace with other business districts in the Los Angeles area. “In particular, Smoky Hollow holds great potential to become the L.A. region’s next successful ‘incubator’ zone for technology and creative firms, similar to Santa Monica’s ‘Silicon Beach’ or Culver City’s ‘Hayden Tract’. Indeed, many elements are in place for this transition to naturally and quickly evolve: The neighborhood’s stock of Mid- Century buildings appeal to the tastes of these types of users. Its small parcels are perfect for start-ups. Its beach-close location is also ideal. The character of El Segundo – small-town yet business-friendly – offers a positive environment for entrepreneurs. Even the industrial vibe of Smoky Hollow,epitomized by its name, can be a strong draw for creative types.” At the upcoming workshop, city staff wants feedback on the ideas that have emerged on how to address buildings and roadways in Smoky Hollow, two key components. For Newman and Nicol, their post-meeting push-ups were recorded on video and uploaded to their Facebook pages with each issuing a challenge to someone to do 22 push-ups for 22 days. Newman chuckled as she counted out 22 as she and Nicol did their push-ups. She then called out a friend as did Nicol. The Eagles opened up with an 18-7 win over La Habra. Reynolds had a big game with six goals, Crist had five goals, Winkler had three goals, Davis had two goals and Young had one goal; Brett Quesada had 13 saves. The Eagles fell to CIF power La Serna and fell in  a close game 11-8. Reynolds played an incredible game by drawing a number of defenders, which allowed others to get open. He was constantly playing with a great deal of intensity and helped elevate the play of his teammates. Kyle Crist contributed three critical outside goals. Owen Hale had two goals while Nolan Young had one goal.  The Eagles fell to Costa Mesa 10-9 in a game that got away in the last two minutes. They did however respond with gutsy wins over Pasadena 13-9 and Santa Monica 15-10. The loss to Costa Mesa was close to the end and according to head coach Riley Brady gave the team the some momentum to finish the tournament strong. In the win over South Pasadena, Owen Hale and Ryan Winkler each had four goals to the Eagles in scoring while Brett Quesada had 13 saves. In the win over Santa Monica, the Eagles’ defense was inspired by Quesada’s 15 saves. El Segundo jumped out to a big lead and the Vikings couldn’t recover. Kelly Reynolds led the scoring column with five goals while Kyle Crist chipped in four, Hale had three goals, Winkler scored twice and Kalan Smith scored once. The game with Santa Monica would be a preview of an Ocean League match with the Vikings that was played yesterday. Girls’ Volleyball The Lady Eagles improved to 4-3 in Ocean League play and 11-8 overall with a 3-0 sweep of Beverly Hills. The Eagles took care of the Normans 25-13, 25-19, 25-14 in a match that wasn’t as close as final set results. Kylee Glickman had four service aces while Meghan Owens and Alyssa Pearson each had three aces. Maddie Kurke and Owens had eight kills, Raquel Hewitt five kills and Khyrese Cleavland pounded out four kills. The Eagles have a strangle hold on third place but with three matches left they could certainly move into second place. With three matches left, including Lawndale this past Tuesday, hosting Hawthorne today and hosting league leading Santa Monica on Tuesday, the Eagles will need to sweep as they prepare for the CIF playoffs. • Police Reports from page 3 A found property report was taken at 1017 hours from the 300 block of Main Street.
