Making commissions not being his motivation for a transaction, but rather managing that transaction for the client and allowing for the client to experience a successful purchase or sale. With South Bay Brokers, Alex Abad was in the Top 25 Agents in his second year, after being Rookie of the Year (2005) in Year One, right out of the gate. Since those initial years his success skyrocketed him to the Top 15, then Top 10. He opened the first satellite South Bay Brokers office in Hermosa Beach in 2010-11. He then expanded his footprint from El Segundo to Palos Verdes. Alex was instrumental in marketing a handful of properties that fell under a blanket building moratorium that had been in place for more than 30 years in the Portuguese Bend area. Accredited with selling the first new construction of a home in more than 50 years behind Portuguese Bend’s gated community, this was a major game changer in South Bay real estate, one many had waited for, for so long. “I made sure I had all the knowledge I could glean about the real estate market. I continually make my goal to learn more and more so that I can provide buyers and sellers with the best deals on the best properties in their price range, with their dream home as the goal. With first-time buyers it’s especially important to gain their trust. “Emotions can take over in purchasing a home, or in selling one, too. It is my responsibility as the agent to ultimately protect the new buyer. I am obligated, in my personal view, to give them an amazing experience, help them to manage their emotions, both the joy and the disappointment. It is important that my clients feel I am their advocate. “My mantra is ‘Nothing is a done deal until the keys are in your hands.’ If a client feels that something is not ‘right,’ we talk about it. And if escrow is about to close, we can put the brakes on until my client is satisfied with everything.” Alex Abad moved to Palm Realty Boutique in 2012 and opened the only “other” office for that agency, which is located at 201 West Grand Avenue, at the corner of historic Richmond Street. His success as a local real estate agent is evidenced by the referrals he receives from property owners, previous buyers, and even other agents who respect his level of professionalism and the way his methods have raised the level of business transactions in real estate. “It is extremely important to impart your knowledge to clients and protect them in the deal and avoid litigation. The obligation is to advise the real estate client of all the legalities involved at the beginning of a real estate relationship; reminders during all showings or open houses; and after the deal is made, before any signatures are affixed, reiterate all the legalities one more time. Real estate is all about communication.” Abad has had as many as 10 escrows open at the same time. Managing a portfolio of clients, properties for sale, and keeping all the dishes spinning is a responsibility that has made Alex Abad a very successful real estate agent. He is a firm believer in giving back and paying it forward. He has been a generous supporter of our local schools through his financial contributions. As a member of GiveBackHomes, he participates by sharing his success (part of every commission) by donating funds to change the life of those less fortunate. He purchases and arranges to build a new home in Nicaragua, and sometimes to help others right here in California. As Alex describes, “Most of the homes are in horrible disrepair, with rain coming through the roofs, with only dirt floors. A new home for some means a solid floor and a roof with no leaks. “What makes this even more special is that the client chooses which family will end up with a brand new home. This is a win-winwin, for the less fortunate family, for the real estate client, and for me as we help others, using a portion of my commission. We have built three homes in Nicaragua and two more here in California, so far, in the last two years.” He is Chairman of the El Segundo Education Foundation---Ed!---and a member of the Economic Development Advisory Council (EDAC) for the city. He is an active member of the El Segundo Chamber of Commerce. “I truly enjoy working with buyers and sellers. I really love taking them on a real estate journey, usually ending in a lasting friendship, helping other family members by referral and hopefully helping a new generation as time goes by.
